Real Estate Market Update July & New Unique Style Of Video
Welcome to another monthly market update.
With the end of July we come ever closer to the end of winter and the beginning of the spring selling season.
July proved to be another strong month for our team as we sold just over 20 properties with some record results across the board. A two bedroom unit at 13/38 Cooyong Crescent, Toongabbie sold for a ground breaking $420,000.
The team at Elders Real Estate Toongabbie spread our wings last month when we Auctioned a propery at 74 Melba Drive, East Ryde and sold it for a whopping $1,170,000 which was $70,000 above the reserve.
With the beginning of the spring selling season being just over 4 weeks away many of our clients are using this time to get the ball rolling so that they can be in prime position when September rolls around. However there are a lot of our clients who are working hard and fast to get their property ready to be on the market before the end of August so they can beat the competition to the punch and take advantage of the lack of homes currently on the market.

This July we have just released a unique style of video tours. We mix in some walking shots, not just panning the camera across a room like other agents. This style of video will allow you to feel as though you are physically walking through the home.
This gives buyers a better feel for the property as some buyers don’t trust photography because of Photoshop, but they do trust video as it cannot easily be modified. This means that buyers from overseas can buy with a little more confidence, thus creating more competition for selling your home.
The added benefit is that video has a 10% higher click through rate, and buyers that were umming and aaaarrring about coming to see your property can be convinced to come by watching video..
