Are Real Estate Agents Available On Weekends?

So are real estate agents avail­able on week­ends, well yes and no!

it all comes down to the qual­ity of the agent and how hard they’re will­ing to work there money.

If you can find a real estate agency that has great sys­tems to sup­port their com­mu­nic­a­tion and has the avail­ab­il­ity on week­end is just the cherry on top.

A lot of agents will tell you they are

avail­able for your buy­ers and renters but this is only partly true.

Being a real estate agent is not a job it’s a life­style and it’s a life­style some agents struggle to adapt to it. To truly be a bet­ter then good agent you truly need to be avail­able 24/7. Some agen­cies refuse to accept this. You will find they will only be avail­able 9am-to-5pm and no mobile any­where to be found on their website.

How to spot a 9am-to-5pm agent that won’t ser­vice your prop­erty after hours.

  • they will not have their mobile phone num­bers on their prop­erty listings
  • you will see only the office num­ber lis­ted on their website
  • do a buyer enquiry call and see if they call you back or answer after 5 PM
  • go through one of their open homes and see if they call you back. Sur­pris­ingly most agents won’t call you back.
  • there will be no 24 hour emer­gency phone for your renters. Some agen­cies just give the ten­ants a list of trades­men to call if there is an issue (if they do this a ten­ant can order work on your prop­erty that can cost you a lot of money without warning)
  • ask if there is more than one per­son they can answer a ques­tion about your rental prop­erty in the office.
  • Ask them if they have a sys­tem that any­one can look at to fol­low up with any ten­ant issues.

 

Rent­als example of bad agency com­mu­nic­a­tion and systems

An example from our rent­als team where we had to get a ten­ant ledger from our com­pet­it­ors across the road. This is nor­mally a very stand­ard thing to get when eval­u­at­ing a new ten­ants applic­a­tion for a prop­erty. In this case their one and only prop­erty man­ager was sick for 3 days and no one in the office knew how to access a very simple ten­ancy ledger. We were unable to pro­cess the applic­a­tion for 3 days until their prop­erty man­ager came back.

You see this is where sys­tems come into play. If you have a well doc­u­mented sys­tem that any­one can access then you won’t need to rely on the one prop­erty man­ager to man­age your invest­ment. In our office you can call up any­one in rent­als and get up-to-date inform­a­tion about your property.

Sales example of a buyer try­ing to call up to make an offer on a property

Just recently I have been look­ing to buy a prop­erty in the Seven Hills and Black­town area. When look­ing for a prop­erty I am try­ing to find the worst agent to buy off so I can get the best price for the home. I have found plenty of these where the agent has not even uploaded open home times, a head­shot of them­selves, no price and bad pho­to­graphy. When I see this I get excited.

I called their office to get the open home time and went to the open home. There was no one on the door tak­ing my name and num­ber so I had to put it down myself. I could see there wasn’t as many people at this open home as there is at ours. I have tried to give them a call on Sunday to make an offer but was only left with a mes­sage telling me what hours they were open.

I waited till Monday after­noon to see if they will call me back after the open home. I ended up get­ting impa­tient and called them back to find out if there was any offers on the prop­erty. I found out it was under con­tract for less than I was will­ing to offer.

This is not an uncom­mon story espe­cially in the upward mar­ket we’re in now. By not try­ing to be biased I bought my pre­vi­ous home from Eld­ers in Toongab­bie and I found I was able to call Matt Bar­ham up till 11 PM on Sat­urday night. I did this on pur­pose to see if he would crack so I could find a way in to get a bet­ter price for the home unfor­tu­nately for me this never happened. I’m still happy with my pur­chase as in the last year and a half I have well and truly made my money back.

 

Tests your local real estate agencies

I strongly recom­mend you use some of the tests that I have out­lined above. If you don’t do this you’ll never know if you have the best agency work­ing for you in your area.
