Are Real Estate Agents Available On Weekends?
So are real estate agents available on weekends, well yes and no!
it all comes down to the quality of the agent and how hard they’re willing to work there money.
If you can find a real estate agency that has great systems to support their communication and has the availability on weekend is just the cherry on top.
A lot of agents will tell you they are
available for your buyers and renters but this is only partly true.
Being a real estate agent is not a job it’s a lifestyle and it’s a lifestyle some agents struggle to adapt to it. To truly be a better then good agent you truly need to be available 24/7. Some agencies refuse to accept this. You will find they will only be available 9am-to-5pm and no mobile anywhere to be found on their website.
How to spot a 9am-to-5pm agent that won’t service your property after hours.
- they will not have their mobile phone numbers on their property listings
- you will see only the office number listed on their website
- do a buyer enquiry call and see if they call you back or answer after 5 PM
- go through one of their open homes and see if they call you back. Surprisingly most agents won’t call you back.
- there will be no 24 hour emergency phone for your renters. Some agencies just give the tenants a list of tradesmen to call if there is an issue (if they do this a tenant can order work on your property that can cost you a lot of money without warning)
- ask if there is more than one person they can answer a question about your rental property in the office.
- Ask them if they have a system that anyone can look at to follow up with any tenant issues.
Rentals example of bad agency communication and systems
An example from our rentals team where we had to get a tenant ledger from our competitors across the road. This is normally a very standard thing to get when evaluating a new tenants application for a property. In this case their one and only property manager was sick for 3 days and no one in the office knew how to access a very simple tenancy ledger. We were unable to process the application for 3 days until their property manager came back.
You see this is where systems come into play. If you have a well documented system that anyone can access then you won’t need to rely on the one property manager to manage your investment. In our office you can call up anyone in rentals and get up-to-date information about your property.
Sales example of a buyer trying to call up to make an offer on a property
Just recently I have been looking to buy a property in the Seven Hills and Blacktown area. When looking for a property I am trying to find the worst agent to buy off so I can get the best price for the home. I have found plenty of these where the agent has not even uploaded open home times, a headshot of themselves, no price and bad photography. When I see this I get excited.
I called their office to get the open home time and went to the open home. There was no one on the door taking my name and number so I had to put it down myself. I could see there wasn’t as many people at this open home as there is at ours. I have tried to give them a call on Sunday to make an offer but was only left with a message telling me what hours they were open.
I waited till Monday afternoon to see if they will call me back after the open home. I ended up getting impatient and called them back to find out if there was any offers on the property. I found out it was under contract for less than I was willing to offer.
This is not an uncommon story especially in the upward market we’re in now. By not trying to be biased I bought my previous home from Elders in Toongabbie and I found I was able to call Matt Barham up till 11 PM on Saturday night. I did this on purpose to see if he would crack so I could find a way in to get a better price for the home unfortunately for me this never happened. I’m still happy with my purchase as in the last year and a half I have well and truly made my money back.
Tests your local real estate agencies
I strongly recommend you use some of the tests that I have outlined above. If you don’t do this you’ll never know if you have the best agency working for you in your area.
