You make money when you buy. One of the biggest mis­takes ordin­ary folk make is not doing their home­work BEFORE pur­chas­ing and embark­ing on a renov­a­tion. To under­stand how much money you can afford to spend on your home, you need to know how much your home is worth. Edu­cate your­self before you renovate.

Whether you are try­ing to gain equity on your home or your plan­ning on selling, on of the most import­ant steps is to de-clutter and do a massive clean-up around your prop­erty. I recom­mend to all of my stu­dents to put what they don’t need into stor­age. Even if your try­ing to ‘win over’ your valuer-er, its worth put­ting your junk into stor­age to present your home in pristine con­di­tion. Clut­ter is a major turnoff to poten­tial buy­ers. In fact it’s a known fact that most poten­tial buy­ers are often turned off a home that’s filled with stuff ran­ging from all of grand­mas old rel­ics to years of magazine col­lect­ing, bur­ied in the corner of the lounge room. ‘Clear out the old, and make way for the new’. Ps. (This tip alone, can add thousand’s onto your home)

Spend­ing some well-earned $$ on your front yard has been known to bring upwards of $20,000 just by mak­ing some simple and low cost improve­ments to your front yard. Clean down all paths and drive­ways with a gurney. Use pav­ing paint to cre­ate a fresh and new look without the $$. A good garden lay­out with a well main­tained lawn will give poten­tial buy­ers the best ‘first impres­sion’ and it’s a known fact that people pay more for a job that’s well done.

Clean it! – It seems obvi­ous, doesn’t it? And yet clean­ing prop­erly is often over­looked. Ima­gine you are shop­ping for a new laun­dry tub – as you run your hand over the shiny sil­ver tub, you ima­gine it in your new home…. Right?
Now ima­gine a slimy, dirty tub that doesn’t look like it’s been cleaned in a very long time… Right. Your whole home inside and out, needs to be spot­less. Shower recesses are another over­looked area. Engage a pro­fes­sional cleaner, if time is your enemy. The only people who buy homes like this are Ren­ov­at­ors! (For a bar­gain, that is!)

Cre­ate and Stage your prop­erty to sell. Put together the final design of your newly cos­met­ic­ally ren­ov­ated home by com­plet­ing the home with fur­nish­ings that reflect the mar­ket­place. This is the emo­tional part, and you need to get this right to make massive profits.

Put your cre­at­ive skills to the test and cre­ate your best designer fin­ish. Your home’s value will be greatly increased if you take the time to fur­nish and dec­or­ate this properly.
